What the work covers

One listing,
done properly.

The same work goes into each platform, adapted to how that platform shows and sorts homes.

Competitor review

We look at comparable homes near yours on the same platform: what they charge across the year, their minimum stays, how they present the house and what their guests praise or complain about in reviews.

Listing text

A title, description, house rules and arrival information written for that platform and true to the house. Nothing promised that the house cannot deliver.

Photos in the right order

We choose the cover and the order of your existing photos, tag rooms where the platform asks for it, and point out any shots that are missing.

Settings and prices

Rooms, beds and amenities, check-in and check-out, the cancellation policy, cleaning and pet fees, minimum stays, base rates and higher prices for local events.

Calendar link

We connect the new listing to your existing calendars so dates booked on one site close on the others.

Platform checks

We tell you what only the owner can do, such as identity checks, bank details and the Fáilte Ireland registration number, and fill in the rest.

Price

€250 per platform,
plus VAT.

A fixed price for each platform, whether the listing is new or already exists. VAT at 23% is added. Photography, ongoing management and the platforms' own commissions are not included.

How it works

From request
to a live listing.

Nothing is published until you have seen and approved the draft.

  1. Send the request

    Tell us where the house is and which platforms you want.

  2. Agree the scope

    We confirm the platforms, the price and what we need from you in writing before any work starts.

  3. Analysis and draft

    We review the competition and prepare the listing text, photo order and settings.

  4. Review and publish

    You check the draft, we make the changes you ask for and publish the listing.

All services for owners

Who owns the listing account?

You do. The listing is set up in your account, or in a new account opened in your name, and stays yours after we finish.

Can you improve a listing I already have?

Yes. Reworking an existing listing costs the same per platform: we review the competition, rewrite the text, reorder the photos and correct the settings.

Do you take bookings for me afterwards?

No. This service ends when the listing is live. If you want us to run the bookings and guests as well, see holiday home management.

Do I need new photos?

We work with the photos you have. If they are not good enough to sell the house, we will say so and can quote for photography separately.

What does it cost for all three platforms?

€250 plus VAT for each platform, so €750 plus VAT for Airbnb, Booking.com and Vrbo together. Platform commissions are charged by the platforms and are not included.
